PwC HQ

Professional Services

A Big Four headquarters delivered across 13,500 sqm, three floors and two phases, to a single global standard.

PwC Nigeria reached an inflection point: its former office no longer matched the scale, agility and forward-looking identity of the firm. The space limited flexibility, constrained collaboration, and could not support the tech-enabled, hybrid ways of working the firm had moved to. PwC needed a headquarters that projected confidence in the future of work and performed to the standard its clients, partners and regulators expect anywhere in the world.

Insights

Our work with PwC confirmed what a firm at this level already understands: an office is no longer a cost centre. It is a visible proof point of brand identity, and a primary touchpoint with clients, partners and government stakeholders. For a Big Four firm, the workplace has to hold the same standard in Lagos that it holds in London or Singapore. PwC needed a headquarters that positioned it as the forward-looking professional services leader in Africa, without any drop from its global benchmark.

Our Solutions

1. One standard, set on floor two and carried forward. Phase one established the specification the rest of the headquarters would be measured against. Once completed, handed over and occupied, that floor became the fixed benchmark. Every learning from delivering it, technical, logistical and sequencing, was carried directly into the second phase rather than rediscovered.

2. Engineered systems, not project-by-project effort. Spacefinish held the specification in standardised Room Kits, covering materials, dimensions, services coordination, acoustics and finishes, so the fundamentals were settled once and reused. With the base fixed, design and delivery capacity went to what each floor genuinely required, not to re-resolving the same ground twice. Execution ran through the SF Builder Network, a controlled network working to a single set of trade standards, and procurement through a governed operating system that placed long-lead items against tested requirements.

3. Verified technical performance. Meeting-room acoustics were tested and verified rather than assumed, holding the confidentiality standard a professional services firm depends on. Audio-visual systems were deployed across the floors to support the firm's hybrid operations, and delivery was coordinated with security requirements throughout, with site personnel operating under a single vetted access regime.n.

Results

1. Scale delivered to standard. 13,500 sqm across three floors and two phases, completed to one uniform benchmark, with zero outstanding defects at handover on the concurrent floors.

2. Operations never interrupted. PwC's practice ran without disruption throughout the build, in the same building where the work was underway.

3. A headquarters at global standard. The completed HQ holds the same standard as PwC offices anywhere in the world, positioning the firm alongside global occupiers such as Meta, Microsoft and Oracle, and reinforcing its reputation as a market leader investing boldly in the future of work in Nigeria.

4. A stakeholder-ready environment. The headquarters strengthens PwC's ability to host, engage and build trust with clients, partners and government stakeholders, turning its brand promise into a space they experience directly.
